That Fern Feeling
All-Season Joy at Fern Resort

The willow-tree lined driveway that leads into Ontario's all-inclusive Fern Resort seems to have magic powers.
"Our guests always say that when they drive in, the stress of the world just drains away and they start to relax and get into vacation mode," says Mark Downing, president and the fourth generation of his family to run the beloved all-inclusive resort.
Those in the know call it the Fern Feel. And it’s the reason so many guests come back year after year.
What’s the source of that special feeling?
Fern Resort prides itself on building a community atmosphere where guests and staff don’t just meet each other, they forge friendships and meaningful connections.

This sense of connection is fostered by the resort’s attentive and enthusiastic staff, many of whom also return year after year.
It’s not uncommon to see longtime guests greeted by name, welcomed like old friends by staff members who remember their favourite drinks or family traditions.
The four-season resort also creates countless opportunities for guests to come together, from community dining experiences, themed getaways and daily group activities to nightly live entertainment.
“The management and staff is what distinguishes us,” Mark said. “We create a sense of community between our guests and our staff as well as between our guests — you just don’t get that anywhere else.”
It has been that way since Fern Resort’s humble beginnings more than a century ago.
Located on the Eastern shores of idyllic Lake Couchiching, less than 15 minutes from downtown Orillia, the resort’s origins date back to 1895.
At that time, the property was owned by the McBain family.
They built their home on the site once occupied by a log-cabin inhabited by a local hermit, known by locals as the Fern Cottage,.
In 1894, the McBains happily provided refuge to a group of American travellers, stranded after their stagecoach broke down not far from the family’s house.
A year later, the McBains welcomed back one of the stranded families, who had sent a letter asking if they could camp on their property for three weeks during the summer, establishing the ethos that persists at Fern Resort today.
Mark’s family has been running Fern since 1918 and built it into one of Ontario’s most beloved resorts, known for offering a combination of family-friendly fun, community spirit and accessible luxury.
Fern Resort is renowned for its all-inclusive packages that cater to every age and interest, making it easy for families to travel together without the hassle of planning every detail.
From toddlers to grandparents, everyone can find their own slice of paradise.
For the youngest guests, the supervised Playvillage and engaging kids’ programs ensure hours of laughter and discovery, while giving parents time to relax.
Teens can choose from activities that strike a balance between freedom and fun — think beach volleyball, a ropes course, paddle boarding and games nights.
Adults looking to unwind can take advantage of the lakeside pool, fitness classes, the five-hole golf course, spa services or simply enjoy a cocktail while watching the sunset from the dock.
Meanwhile, older adults or grandparents can enjoy leisurely paddle boat rides, shuffleboard or quiet time on their private balcony overlooking the lake.
What makes Fern Resort unique is how seamlessly it brings these experiences together.
Families can spend time apart, pursuing their individual interests then come together for meals, evening entertainment or a lakeside bonfire and share their experiences.
“Everybody gets to have their specific vacation and when the family comes together, they really do have quality family time,” Mark said.

Best of all, Fern’s all-inclusive model makes for a stress free vacation.
Meals, accommodations, activities, and entertainment are all covered in one price. There are no surprise fees and no worrying about what to do next .
The dining experience is another standout feature focused on variety, with menus that change daily.
Guests enjoy three tasty meals a day including choices ranging from grilled steak to vegan and vegetarian dishes, as well as kid-friendly favourites. Allergies are always considered and managed by the friendly and accommodating food service team.

Located 90 minutes north of Toronto, the resort is accessible via Highway 11, making it an ideal escape without a long drive. And yet, The Fern still manages to feel worlds away.
Nestled among towering trees with two kilometres of gorgeous waterfront, the resort offers stunning views, fresh air and a relaxing rhythm that makes it a breeze to unwind.
In every season, Fern’s natural surroundings enhance the guest experience — whether it’s the brilliant reds and yellows of autumn leaves reflecting off the lake, warm summer days on the beach or snowy winter trails waiting to be explored.
“We’re right in the middle of Ontario — so extremely central and extremely easy to access — with an absolutely beautiful setting,” Mark said.
Visitors to Fern Resort experience more than just a vacation — it’s a tradition, one that welcomes newcomers with open arms and treats returning guests like family.
